What is the difference between land in
Bingara Gorge, Panorama and Wilton Greens?
Bingara Gorge is a "community title" estate which means that, whilst each property owner owns their own land within the estate, they also collectively own community assets and facilities such as swimming pools, tennis courts, basketball courts, a gym, parks and 24/7 security patrols. These assets and facilities are for the exclusive use of Bingara Gorge residents and their guests. Bingara Gorge property owners pay levies to cover the costs of these. Bingara Gorge has an elected community association that makes decisions about how the community operates and how community assets and facilities are managed.
In contrast, land in Wilton Greens and Panorama is not community title and whilst residents in Wilton Greens and Panorama do not have access to Bingara Gorge facilities, they are not required to pay levies.
Building in Bingara Gorge, Wilton Greens and Panorama requires property owners to comply with design guidelines that are specific to each estate. The design guidelines prescribe things such as setbacks and colors and building materials property owners are permitted to use when building their home.
Prospective purchasers looking to buy property in these estates should familiarise themselves with the applicable design guidelines and ensure that the home they wish to build complies and that their builder is aware of the design requirements.
Failure to adhere to the design guidelines will likely result in your home not being approved for building and delay the building process.
What is the difference between a lawyer and a licensed conveyancer and why does Wilton Conveyancing only use lawyers?
